Planning Background / Policy Context
The Site is sustainably located on the edge of Sandwich, within close proximity to the town centre, which provides a range of local services and facilities. Sandwich is identified within the Local Plan as being one of the principal settlements in the district, after Dover. Sandwich is identified as an area that is capable of accommodating housing growth.
Local residents and stakeholders are likely to be aware that we previously submitted an application on the Site for 44 houses (application reference: 21/00274), that was refused by Dover District Council in March 2022, and subsequently at Appeal in February 2023.
Following the appeal decision, the Site has been allocated in the Dover District Local Plan (adopted in October 2024), for an indicative capacity of 35 homes under ‘Local Plan Policy SAP22 - Land at Archers Low Farm, St Georges Road, Sandwich (SAN023)’.
The proposed development has reduced from 44 homes to 35 homes, in line with the allocation policy.
The allocation of the site in the Local Plan means that the principle of development on the site is established and the planning application provides the detail of how the development will be laid out, how the homes will appear and the finer levels of detail in respect of landscaping and amount of open space.
